Pre-Listing Appraisal Services

An Idea Whose Time Has Come

My wife and I live in a house in District 11 in Colorado Springs.  It is an established neighborhood that has been around since the 1970’s (people who are really familiar with Colorado Springs are guessing where I live right now). 

Our neighborhood has a mix of about 3 styles of houses that are all relatively the same size and style.  Some of the houses have been remodeled, some haven’t.  Some have newer vinyl windows while some have the original metal windows.  Some have been occupied by the same people for 30 years and some have been purchased in the past few months.

  • Order a Sketch - A sketch of your home added to the listing will set it apart from most other listings.  It will also protect you from incorrectly stating your house size.  The sketch will be emailed to you in a PDF form and you can use it to market your house. 

  • Order a Desktop Appraisal - A desktop appraisal is basically exactly what it sounds like.  It is an appraisal done from the desk that has the basic information about the house and some comparable sales.  This is more accurate than a real estate agents Comparative Market Analysis.  The same calculations that are done for a full appraisal are done here.  However, I never see your house or the comparables.

  • Order a Listing Appraisal - This is your most accurate option.  It includes a sketch and a complete appraisal performed specifically to determine the market value of your home today. You get two printed copies for use in your home and the PDF version that can be attached to the real estate listing on the MLS.

Ask Your Real Estate Agent to Pay for the Package

There is no reason for you to pay for these Pre-Listing Appraisal services.  Your real estate agent is getting 3% for listing your home. The least they can do is do everything they can to insure that your house sells. I would ask your real estate agent to include a Pre-Listing Appraisal as part of their fee. 

If your agent won't consider it, maybe you should talk to one of the agents I recommend on Discover Colorado Springs. I know they will include a Listing Appraisal as part of their package.
