The current market is crowded.  What makes the house you are listing stand out from the crowd?  Why would a buyer look at your listing instead of the house next door?  Pictures only go so far.  The description in the MLS listing is short, generic, and like every other house on the block.  How do you make an impression?

Help your listing move faster with presale appraisal services.  

Presale appraisal services are an inexpensive way of setting your listing apart and getting some notice.  It’s like dressing up the house in a suit and tie.  These services take your listing to whole new level. 

There are three levels of presale appraisal services and one radical package that will blow your competitors away.

1.  Add a listing sketch to your listing.

  • Perimeter Sketching – This is normally seen in a residential appraisal. The exterior walls of a property are measured and square footage is calculated. Interior walls are not included, but rooms are labeled in their approximate positions within the sketch.



  • Floor Plan – Similar to a Perimeter Sketch, but also includes the measuring and drawing of interior walls, placement of appliances, and the notation of other features.

2.  Desktop Appraisal.  A desktop appraisal will help you get the home priced right.  You will be sure that there are adequate comparable sales and that the house is priced right for the neighborhood and current market.  With an appraiser backing you up you will really impress your clients.

3.  Listing Appraisal.  If you really want to impress your clients (and even better your potential clients), order a Listing Appraisal.

  • A listing appraisal will provide written proof for buyers of a home’s condition inside and out.  Add the Listing Appraisal right to the MLS listing as a PDF file.

  • A Listing Appraisal will make the sale quicker and easier because you won’t need to wait for the buyer’s mortgage company to provide an appraisal.  I can update the Listing Appraisal very quickly at the time of sale for the mortgage company.

  • Even more than the desktop appraisal, the Listing Appraisal will help you accurately price your listing for the current market.  Buyers and other realtors will be impressed that a professionally completed color appraisal is provided in the home for buyers to review.  Your listing will stick in the buyer’s mind.

  • A Listing Appraisal includes a sketch that guarantee that you are providing accurate measurements for your home listing.  According to Apex Sketching, the most common realtor lawsuit today is due to an inaccurate representation of the true living area of the home.
